About
About this market guide
A reference guide to commercial cost segregation by property type: what reclassifies, what results to expect, what studies cost, and how the providers compare — built to be useful to buyers and their CPAs.
Ownership disclosure
This site is operated by Cost Seg Smart LLC, which is also one of the providers compared here. Cost Seg Smart is scored under the same fixed rubric as every other provider — see How we compare. There are no affiliate links and no pay-for-placement. This is a disclosed market guide, not an independent-publisher ranking.
On several property types other providers rank ahead of Cost Seg Smart, and we say so — for example, on the warehouse comparison RE Cost Seg currently scores highest. That is the rubric working as intended, not a courtesy.
How providers are compared
One fixed, evidence-based rubric, set in advance and applied identically to every provider. It scores only observable, checkable facts — published methodology, dedicated property-type evidence, pricing transparency, delivery options, deliverables, audit-support terms and turnaround. It deliberately excludes things that can't be substantiated publicly (blanket "report quality", CPA-acceptance rates, "communication"). On each property-type page the relevant type-specific evidence carries the most weight, because that page's job is to help you choose a provider for that type. Full detail on How we compare.
How competitor facts are sourced
Every factual claim about a competitor is drawn from that provider's own public materials and carries an "as of" date. We use no reviews, testimonials, star counts or invented ratings of any kind. Where a provider's public claim couldn't be independently confirmed, we flag it rather than repeating it as settled. If you represent a provider and believe a fact is wrong or out of date, the comparison is re-verified on a regular cadence and corrections are welcome.
What we don't claim
We describe classifications and authorities carefully and note where treatment depends on the facts; we do not put words in the IRS's mouth, and we avoid absolute "guaranteed outcome" language. Cost segregation results depend on each property's facts, its documentation, and positions taken with your own tax advisor.
