Cost segregation for car washes

A car wash is mostly equipment and pavement wrapped around a thin shell — which is why it has one of the highest reclassification profiles of any commercial property type.

1What reclassifies in a car washes

Cost segregation moves qualifying components out of the 39-year building shell into shorter recovery periods. In a car wash the recurring short-life components are:

Car wash — commonly reclassified components
ComponentRecovery periodAuthority carried (with caveat)
Tunnel equipment — conveyor/correlator, wash arches, applicators5-yearProcess equipment serving the identifiable wash function (Asset Class 57.0); scales with tunnel length.
Dryers & blowers; vacuum systems5-yearRemovable process equipment serving the wash and vacuum stalls.
Water reclamation & treatment; chemical delivery & tunnel controls5-yearEquipment and controls serving the wash process, not the building.
Pay stations, POS & site controllers5-yearRemovable equipment (Asset Class 57.0 / low-voltage 00.12).
Stacking-lane & vacuum-pad paving, oil-water separator, canopies, lot lighting15-yearLand improvements (Asset Class 00.3); site drainage improvements, not excavation (which is land).
The one thing to know about car washes: A car wash is the clearest example of the light-shell / heavy-equipment pattern. The building is intentionally thin — a reinforced slab, a steel frame, a roof and an equipment room — while the value sits in the tunnel equipment (§1245) and the surrounding paving (§1250 land improvements). It is not a whole-building §1245 election; the shell is still real property. But because the shell is so light relative to the equipment and site, the accelerated share is unusually high.

2Typical results and what drives the spread

Across standardized car wash configurations, the engine models an accelerated share of roughly 25–60% (central tendency near ~48%). Express-exterior tunnels with long conveyor lines and large stacking/vacuum lots run toward the top of the range. These are modeled ranges, not a promise for any specific building — see by the numbers.

3By the numbers (original data)

The accelerated-% range on this page is an internal model range: generated by running Cost Seg Smart's commercial component engine across standardized car wash configurations. It is not a summary of completed client studies, and it is not a prediction for your building. Actual results depend on the property's facts, documentation and your CPA's positions.

4What a study costs for this type

Study fees track building size, documentation quality and whether an on-site inspection is performed. Cost Seg Smart's own fee for this type starts at From $2,995 (published, pulled from its pricing system). See the pricing guide for current market bands; competitor fees are sourced there, not quoted in prose here.

5Provider comparison — the Top 5 for this asset class

Every provider below is scored on the same fixed rubric, weighting relevant car wash evidence most heavily. Facts are drawn from each provider's public materials and dated.

Why Cost Seg Smart leads for car wash:A dedicated car-wash library that separates heavy tunnel equipment and site work from the thin §1250 shell, with published pricing — a niche the large national firms barely cover. (Cost Seg Smart operates this guide — see the score build-up and how we compare.)

6Is it worth it — break-even

Because equipment and site dominate, car washes routinely accelerate a large share of basis, so the economics are among the strongest of any type at a given basis. The usual caveats apply: the benefit is a timing benefit, strongest with bonus depreciation and weaker on a short hold where recapture bites.

7Frequently asked questions

Why is the reclassification percentage so high?

Because the building is deliberately minimal and most of the cost is process equipment and pavement. Across standardized car-wash configurations the engine models an accelerated share roughly in a 25–60% range, commonly near 48%.

Is the whole building §1245?

No. The shell — slab, frame, roof, equipment room — remains 39-year real property. Cost segregation separates the equipment and site improvements from that shell; it is not a whole-structure reclassification.

What about the wash equipment I bought?

Documented, owned wash equipment is already personal property. The study captures the built-in infrastructure and site improvements that would otherwise be buried in the building.

Is a site visit required?

It depends on the provider. Equipment schedules and site plans support a virtual study for a well-documented facility; some providers require an on-site inspection.
